Every move starts with a conversation. Before we look at a single listing or plan a single showing, I take the time to understand your goals, the areas you love, your priorities, your timeline and your budget. From there, I build a strategy around what matters most to you.
Buying or selling a home is a big decision, and it can feel overwhelming when life is already busy. My job is to take that weight off your shoulders. I handle the legwork, coordinate the details and keep everything organized, so you always know what comes next. You shouldn't have to manage the process. I'm there to take care of it with you, and often for you.
Text, call or email: whatever works best for you. I usually reply within an hour or two, including evenings and weekends, because questions don't wait for business hours.
For buyers: I look past the paint
When we tour a home, I'm not just looking at how it looks. I'm looking at how it was built: workmanship, windows, roofing, drainage, foundation details and the small signs that hint at bigger problems. I'm not here to scare you or replace a home inspection, but I can often spot the questions worth asking before you make an offer. I'll also help you understand the full financial picture, from mortgage payments to taxes and upkeep, so you fall in love with a home you can comfortably afford.
For sellers: I help you spend smart
I walk through your home the way a buyer will, and tell you honestly what's worth doing and where to save your money. Because I understand construction costs and quality, I can recommend the right improvements. If work is needed, I can coordinate the trades and manage it from start to finish. Then I price your home strategically, present it with professional photography and video, and keep it actively marketed until it sells.
For new construction: I'm in your corner
Buying from a builder comes with decisions most buyers don't see coming. I help you review plans, specs and upgrade options so you know which upgrades are worth it and which aren't. I'll help you navigate the contract and timelines, and walk your pre-delivery inspection (PDI) with you to make sure deficiencies are found and documented, not glossed over.
IN PRACTICE
A seller came to me after her home had sat on the market for over 90 days. She was exhausted by the whole process. I took it from there: cleaning, minor renovations and getting the home ready, without her lifting a finger. We relisted, and it sold in three days.
MY PROMISE
I won't pressure you to buy or sell, and I won't oversell a home or gloss over issues just to make a deal come together. If I see a concern, I'll point it out. If you're stretching your budget too far, I'll tell you. If an upgrade won't pay off, I'll say so.
My job isn't to convince you of anything. It's to give you the experience and honest advice you need to make the right decision for yourself. I'd rather walk away from a deal than see a client make a decision they'll regret.
